Join us on an exciting journey as we discover how all aspects of life can impact title insurance. We’ll dance around the drama of marriage and divorce, and the ways they can both influence estates by the entirety. We’ll also explore the world of guardians for minors and incompetent people - learn about the effect they have on the ability to convey, to mortgage, and their substantial influence on powers of attorney.

- The Others – Authority for Those Not in Fee Title
This course will review scenarios in which the execution of an insured deed or mortgage is being done by a person or entity not technically in fee title. The use and execution of powers of attorney will be discussed. Probate estates will be covered wherein the fee title holder is deceased and a Personal Representative will be executing the insured instrument. Authority for business entities will also be covered, specifically who has authority to execute instruments on behalf of limited liability companies, corporations, and partnerships. Finally, trustee powers will be explored.
